We have experienced and knowledgable letting staff to deal with all of your enquiries, whether you are looking to secure a rental property or find a suitable tenant for your own property.
We offer both a let only or fully managed service.
Our standard property letting only service includes...
Advertise the property online and social media.
Distribute the property details to our extensive applicant list.
Conduct reference checks on all tenants.
Conduct all viewings.
Complete the tenancy agreements and inventory.
Lodge tenants deposit with DPS.
Make sure the landlord and tenant have all the required legal paperwork.
Ensure tenant has set up direct debit for all future rental payments.
Conduct regular property inspections to ensure the property is maintained to a high standard.
Full inventory - Completed prior to tenants moving in.
Contractors for any property maintenance needs, however big or small.
Conduct any repairs and deal with maintenance issues through the tenancy
Provide annual statements and negotiate contract extension.
Act as a main point of contact throughout the tenancy.
Collect rent and chase rental arrears where applicable.
Issuing notice to the tenants (when required), including Section 21 if required.
End of tenancy inspection to ensure property has been left to a satisfactory standard.
Negotiate the return of the deposit and any monies owed by the tenant.
We are members of The Property Ombudsman scheme and the Deposit Protection Service.
Tenant Fees
· Holding Deposit - 1 week’s rent (calculated at Monthly Rent x 12 divided by 52) payable at commencement of the application process. Please feel free to call us for more information on the terms and conditions in respect of the holding deposit.
· Security Deposit - 5 week's rent - usually payable 3 days prior to the tenancy commencement date. Please feel free to call us for more information on the terms and conditions in respect of the security deposit.
These charges incorporate all related costs of processing an application for a tenancy (including referencing). At any time during the application process should tenants decide not to proceed, or fail referencing due to incorrect information being given at application stage, then the holding deposit is non refundable unless agreed otherwise by the agent. However, if a landlord withdraws prior to tenancy commencement any deposits will be refunded to the tenants.
Fees applying to all new tenancies from 1st June 2019
We will charge a tenant the following:
A holding deposit of no more than one weeks rent
A security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year
We may charge a tenant the following default fees/payments:
Default fee for late payment of rent (after 14 days)
Reasonable charges for lost keys or security fobs
Payments associated with early termination of the tenancy, when requested by the tenant
Payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.

All tenant fees are non-refundable once referencing begins.
